What I Look For (So You Don't Have To)

When I walk your property, I’m looking for the "early warning signs" of water intrusion:

  • Interior Ceiling Stains: Have you noticed a yellow or brown ring on your ceiling? That is a clear sign that water has already bypassed your roof and insulation.

  • Soffit & Fascia Damage: Rotting wood or peeling paint near your roofline often means your gutters aren't draining properly.

  • Shingle Granule Loss: If your gutters are full of "sand, " your shingles are losing their UV protection and becoming brittle.

  • Hidden Water Tracks: Water rarely drips straight down; it travels along beams. I track the source of moisture to ensure the root cause is fixed, not just the symptom.
